The hills of Tuscany are full of old houses to restore that the Italians do not give much value - yet.
Four, five years ago you could get a small farm-house with land for less than 100,000. At that time it was relatively easy to afford the additional restoration costs, but attractive country houses are now often 200,000 euros or more and so with the high costs of restoration a full project can cost close to 500,000 euros or more to fully restore a 200sqm farmhouse.
Installing a must have swimming pool with all the necessary pumps and filtration systems can easily cost in excess of 30,000 euros.
There is a recen article on the Daily Telegraph on how to find and what to look for when restoring a old house in Italy.
But there are lots of alternative, cheap and eco friendly ways to restore old ruins.
According to the Times “a two-bedroom renovated apartment in a hilltop town in Cortona, Tuscany, is on the market for €300,000″

“But those who dream of owning an Italian farmhouse in Tuscany will find the prices far from romantic. In sought-after parts of the region (so-called Chiantishire, for example) and even in neighbouring Umbria, an average four-bedroom, stone farmhouse can cost about €1.2 million.”
Good deals on the colline Pisane - still according the Telegraph:
“The hilly countryside south-east of Pisa is less “discovered” than other parts of Tuscany, but is still a viable option for culture vultures, as it is less than an hour away from Castiglioncello, Forte dei Marmi, Florence and Lucca.”
Welcome to Estate Tuscany Property for sale 2.0 dash-board.
The idea of this section is to create a board were sellers can place pictures and descriptions of their properties in Tuscany (maybe also from rest of Italy) and buyers can communicate their requests, dreams and ask questions about the property market in Italy.
